‘Affordable’ housing on the way for Redmond Ridge

Sales of the two-story duplexes are anticipated to start in September 2008 with occupancies beginning around the first of 2009. Prices will be established based on a formula that allows 30 percent of the owner’s income to cover the typical home financing costs, including principal interest, taxes and insurance as well as homeowners’ association dues, according to Quadrant’s Jeff Skall, assistant vice president of land development.

“Homes are priced to be affordable to those that have incomes in the range of 95 percent to 120 percent of the King County median income level, which is currently $81,400,” said Skall. “Quadrant homes in the Cascara community are planned to be priced in the $200s — however, final determination will be set with the county after the models are constructed, scheduled to occur by Sept. 1, 2008.”

Skall further explained that the home buyers must include at least one resident more than 55 years of age, with no permanent residents under the age of 18. The project is located in the Trilogy Urban Planned Development (UPD) and all of the Trilogy UPD is age-restricted.

“The homes provide an opportunity for homeownership at a compelling value in one of the region’s premier master planned communities,” said Skall.

“Homebuyers will have some choices from the Quadrant showroom, allowing the homebuyer some changes to meet their lifestyle.”

Features will include the fact that the owners’ association will provide for all exterior maintenance and landscaping. Homes will range in size from 1,100-1,600 square feet. Most will have two or three bedrooms. Some four-bedroom homes will be available.

Ninety-six homes will have a one-car garage with room for parking an additional car in the driveway. Sixty will not have a garage, but will have one assigned parking space in front of, or adjacent to the home.

The development will be “pedestrian friendly with trails and sidewalk connections,” and “a short walk to the retail center (including QFC and many smaller specialty shops) potentially cuts down on necessary car trips,” said Skall.

As part of the Village at Redmond Ridge, residents will also have use of a park with a pergola and game tables. Also, the Village at Redmond Ridge Owners’ Association has a sharing agreement with the Trilogy community for use of nearby recreational vehicle storage, trails and a community park with tennis courts.

“Traffic on Novelty Hill road is a sensitive issue for many,” Skall noted. “It is not only the primary throroughfare for the UPD projects, but also for the valley including the cities of Carnation, Duvall and the like. …The project is part of the larger UPD development with traffic issues vetted through the EIS process and ongoing obligations to monitor traffic. A stoplight was installed at the intersection of Eastridge Drive and Novelty Hill Road as part of a larger road improvement project. When traffic demand studies determine that it is warranted, King County Department of Transportation will turn the light on.”

The City of Redmond will provide water and sewer services for Cascara. The King County Sheriff’s Office will provide police protection and fire protection will be through the Redmond/King County Fire District station 34 that was constructed by Quadrant.
